EliseAI and Siro do two different jobs in leasing. EliseAI answers leads, books tours and can help you run self-guided tours. Siro is AI for in-person sellers: it records every tour your leasing agents give, and uses AI to help you run, evaluate and improve the leasing team behind them.
I’ve heard the assumption that you don’t need both tools on a few first calls now: an operator tells our team they already use EliseAI, so they don't need another AI tool. From the outside, anything with "AI for leasing teams" on the label can look like the same purchase.
Then the same operators describe what happens after the tour is booked. A Chief Strategy Officer at a national portfolio put it this way:
“Our response time is instant now, right, through EliseAI. We're getting people in for tours... but our actual tour-to-lease is sitting in the 30s.”
With AI tools like EliseAI, the top of the funnel has never been better wired. But then the tour happens, and what comes back is a guest card that says "liked the pool." I wanted to put together this article to help leasing teams understand where each tool fits, and what actually improves your leasing performance when tours are no longer a blind spot for your team.
How EliseAI and Siro fit together in the leasing funnel
EliseAI runs the first legs of the leasing relay: every inquiry answered, every tour booked, and self-guided tours when no agent is on site. Siro picks up the baton when a leasing agent walks the prospect through the property.

One VP at an operator that runs Yardi and EliseAI told our team what they want next from their stack: each agent's tour score sitting right next to that agent's lead-to-lease conversion.
EliseAI can run self-guided tours, but in-person tours still need to be recorded
With EliseAI's AI-Guided Tours, a renter books a time, lets themselves in and walks the unit alone, while Elise answers their questions along the way. If they want to tour at 9pm on a Sunday, they can. For renters who'd rather look on their own schedule, that's a great experience, and for a lean site team it means fewer missed tours.
What a self-guided tour doesn't do is put a person in the room. EliseAI makes the same point about AI in general: in the launch post for its Agent app, it writes that AI "can't sit across from someone and build the kind of trust that gets a lease signed."
A couple of years ago, plenty of people expected AI to replace the leasing agent. That's not how it's playing out. In his recent letter, The Rise of Tour Intelligence, Thesis Driven's Brad Hargreaves writes that "the human leasing agent appears to be here to stay, at least for now," and that interest is shifting to how AI can make that agent better.
If you offer both kinds of tours, self-guided for renters who want to look alone and agent-led for renters who want a person, EliseAI's AI-Guided Tours are built for the first. The second is where your leasing team earns its keep, and it's also the tour you see least of.
How operators evaluate in-person tours today
Ask an operator how they know what happens on in-person tours, and you'll usually hear mystery shops, occasional shadowing, and CRM notes with the agent's own recap, none of which covers the day-to-day tours the agent is running in depth.
With this approach, coverage is the problem. A leasing consultant runs about 390 tour conversations a quarter, and a standard mystery shop evaluates only one of them. (I dug into this in whether mystery shopping is still the best way to improve leasing performance.) Mystery shops have their place, but they just can't show you what’s actually happening in every tour.
Recording the tour isn't the hard part
The same Thesis Driven letter calls the category "tour intelligence," compares the leading providers, Siro among them, and notes EliseAI's recent entrance into the market. So if you run EliseAI, you may hear about tour recording from them too. That's a fair thing to weigh before you add another tool.
Plenty of AI notetakers can transcribe a tour now. A transcript on its own doesn't tell you much. The question to ask any vendor, us included, is what happens after the recording: does every tour get scored against what good looks like at your company, and does what your best agents do become the training for everyone else?
Siro turns every tour into evidence: what your best agents do, and where the rest drift from your standard.
When an operator already on EliseAI asks why they'd add Siro, the conversation often turns to training. Training leads get material built from their own agents' real tours instead of a generic course.
For your leasing team: a standard built from your best tours
Every tour is scored against what good looks like at your company. Agents see what they did well and what to work on in their own tours, while they still remember them. A leasing manager in a Siro pilot described the old way plainly: with shops, agents "have to go off of memory of like, did I ask that?"
Your best agents' tours become the training material. At LV Collective, a new hire studied recorded tours from top performers and closed her first lease on day three.
For leadership: the full picture across the portfolio
Regional and portfolio leaders can see how tours go across every agent and property, week over week, instead of piecing it together from quarterly shops. That's how a habit your best agent has at one community becomes the standard at all of them.
One operator's early tour data, for example, showed agents routinely letting a renter's mention of another community slide. The fix was one question: "What did you think of them?"
Do you need both Siro and EliseAI?
If your leasing agents give in-person tours, yes. EliseAI keeps the calendar full and the response fast, and Siro makes the agent-led tours on that calendar visible.
Not all AI in leasing does the same job. Some of it talks to prospects so your team doesn't have to. Siro works with the people who still do, which is why the two sit side by side in a stack instead of competing for the same line item.
If you run EliseAI today, start small: ask your team how many of last week's in-person tours you can see. If the answer is "the ones we shopped," Siro for multifamily covers the rest.
Frequently asked questions
Do I need Siro if I already use EliseAI?
If your leasing agents give in-person tours, yes. EliseAI handles lead response, tour scheduling and self-guided tours. Siro records the tours your agents give and uses AI to score each one, so managers can see what's working and make it the team standard.
Is Siro an EliseAI alternative?
No. Siro works alongside EliseAI. EliseAI's core is lead response, tour scheduling and self-guided tours. Siro is built for the in-person tours your agents give: it records each one, scores it against your standard and turns your best agents' tours into training.
What is tour intelligence?
Tour intelligence is a name for tools that turn recorded leasing tours into coaching and insight for agents and operators, as the real estate newsletter Thesis Driven described the category in October 2026. When you compare providers, look past the recording itself: ask whether every tour gets scored against your own standard and whether your best agents' tours become training for the rest of the team.
Do self-guided tours replace leasing agents?
Not for most renters, at least not yet. In a May 2026 survey by Rently, which sells self-touring tools, 42% of renters preferred a self-guided tour as a first step, and 57% still wanted a person available to answer questions about rent, fees or lease terms.
How do operators evaluate in-person leasing tours?
Most rely on mystery shops, CRM notes and agents' own recaps, which cover a small sample of tours. Recording every tour lets operators score each one against their own standard and compare agents and properties over time.
How do operators improve in-person leasing tours?
They build the standard from their best agents' real tours, then check every tour against it. Some use top performers' recorded tours as training for new hires, as LV Collective did.
How do operators improve tour-to-lease conversion?
Once lead response is fast, the tour itself is often where the remaining gap sits. Operators work on it by seeing every in-person tour, finding what their best agents do differently and making that the standard.
Does Siro replace mystery shopping?
No. Mystery shops check the property and the leasing process. Siro covers the everyday tours a shopper never sees.
Is EliseAI a CRM?
EliseAI sells a CRM, EliseCRM, alongside its AI leasing products, and many operators refer to EliseAI as their CRM. Siro isn't a CRM. It works alongside the one you already run.
